	The property may have been sold outside the date range of available data. We update our data at the start of each month and our records go back to Apr 2000.

	How current is your data?
	Our data is updated once a month from The Land registry, ROS and Royal Mail. No property price service operating in the UK has a more complete dataset than House Price Spy.

	The matched results I have been given appear to be wrong, why is this?
	The data displayed on House Price Spy is identical to the records of the HM Land Registry (HMLR of England and Wales) and ROS (Registers of Scotland). However, for one reason or another, there may be inaccuracies in the source data and these will be reflected in our data until updates are made. House Price Spy is given regular updates on all data and implements them monthly.

	How can I remove the listing of my property? or how can I change the listing for my property?
	All information is Public Domain and we are not duty bound to remove or change any details.

	The postcode used in my search did not return any properties?
	Postcodes change periodically due to Royal Mail re-organisation, try searching for prices using a street or an area.

	Why are there so many results for my property search?
	Please refine your search to a smaller geographical area.

	What kind of property dealings are listed on your site?
	All residential properties registered with HM Land registry or the ROS between April 2000 and the present time.

	Is the price indicated the final price of the house including taxes and Duties?
	The price indicated in the agreed final house price and does not include taxes or Stamp Duty of any other fees.

	Can I use the data from your site for commercial reasons?
	No, The land Registry and ROS require a licence for use of bulk data.

	Our results are the final house price which reflects the market value of a specific property at a specific point in time. We advise users to get as much up-to-date information regarding local property as possible prior to bidding on a property.
